Is a Four Point Inspection Mandatory?
Majority of insurance companies are reluctant to offer insurance on homes older than 25 years old.
Most homes that are older than 25 years old have pre-existing conditions that can become liabilities sooner than later. For example, a roof that is 20 years old will need to be replaced immediately and homeowners can pursue reimbursement from insurance companies. This also applies to HVAC, plumbing and electrical.
If the home you plan on purchasing is newer most home insurance companies assume that there will not be any immediate major problems.
Home Inspection vs 4 Point Inspection
Some home inspection report do not include a 4 point inspection. A 4 point inspection report is a 1-2 page report only describing the conditions of the home’s HVAC, Plumbing, Electrical, Roofing. On the other hand a home inspection is a general report regarding the condition of your home. Insurance companies do not want to spend time guessing and therefore prefer a separate 4 point inspection report. A standard home inspection report is not in the format most if not all insurance company need in order to make a decision.
